The Selling Process
The selling process can be very daunting to many homeowners, so I try to take all of the guesswork out of selling your property which allows you to sit back and relax. From our first meeting when I come over to view your home, to the closing table when the sale is final, I will be with you every step of the way. One of the first things I will do is simply walk through your home to evaluate the current condition along with all of the updates and special amenities that it offers. Once I have this information, I will research the local area and look for comparable properties that have previously sold along with gathering information on current homes for sale. From this data, I will work directly with you to figure out the ideal price for your property so it will sell quickly and for maximum value.
Photography Services
The simple fact when marketing real estate is that high quality photos sell properties, period. You want to make the best first impression when a buyer looks at your home, so having the right pictures that make your property “pop” is the key to getting people interested. With the vast majority of buyers starting their home search online, it’s imperative to have professional photos taken of your home and this is a service I include with all of my listings. Along with being a Realtor, I’m also a professional real estate photographer and I personally photograph every one of my client’s properties to ensure the end result will be a stunning showcase of the interior and exterior of your home.
Working With Prospective Buyers
It’s crucial to get maximum exposure for your property and this is where open houses come into play. Depending on your schedule, I will plan on doing an open house several times per month to get as many prospective buyers into your home. I will canvass the local area prior to each open house while also including notifications on several major real estate websites to get the word out online. The more people you can get to view your property, the higher the percentage will be for receiving offers and selling it quickly, for the highest price possible!
The Buying Process
The first step in the buying process is to sit down and learn exactly what you’re looking for in your dream home. This includes the basics like location, size and price along with specific needs like whether or not you need a spacious backyard for your dogs and certain school zoning for your kids. Once I have this information, the research begins and I will do a thorough search of the MLS system along with online sources like Zillow. I will find several options each week for you to review. Once you find a certain property you like, I will schedule a showing time so you can visit the home and walk through it to make sure it fits your needs.
Steps To Buying Your Dream Home
Once you find the perfect property and you have your financing in place, it’s time to make an offer. I will fully research comparable properties in the area to make sure the pricing is accurate to the current market and then we will sit down and decide on an offer price that you are comfortable with. Once the offer is accepted, it’s time to schedule a home inspection to make sure there are not any major issues with the property. Once the inspection passes, it’s time to move toward the closing date and finally get your keys so you can move in!
Finding a Rental and Leasing a Property
Whether you are looking for a great rental to move into, or you have a current investment property that you would like to rent out and earn income from, I can assist you with the process. I have access to hundreds of rental properties in the Tampa Bay area and I will be able to find multiple options for you to review. From single family homes to condos and townhouses or even apartments, I can find the perfect place for you. I work with many of the top apartment complexes in the area and they often have special incentives and discounts for renters which I have access to and can pass along to you.

It can be very difficult finding a qualified tenant for your rental property, so let me take care of the heavy lifting so you can sit back and relax. I will start off by taking professional photographs of your property and posting them to the MLS system along with many of the top online real estate websites like Zillow, Trulia and HotPads. I will answer every inquiry and fully screen each applicant who is interested in renting your property. I will then schedule showings for each potential tenant and interview them in person to make sure they are fully qualified to be a tenant for your property. The final step is to sign the lease agreement and let your tenant move in so you can start collecting rental income!

For property owners who don’t want the stress and headaches of managing a rental property, there is a perfect solution. Let a property management company handle everything! I work with several qualified property management companies in the area who will be able to fully manage everything. From a single rental to multiple investment properties, each step in the management process is taken care of. From maintenance and repairs to collecting rent each month and handling any unforeseen tenant issues, the property management company takes care of everything for you.
Property Management Fees
The normal fee to have your property fully managed is around 10% of the rental price per month. So, if you plan on renting your property for $2,000/month, the total fee for the property management company will be around $200 per month. This is a very nominal fee for the amount of service you will receive along with the overall piece of mind knowing that everything about your investment property will be handled in a timely manner.
The Importance of Staging Your Home Correctly
In the world of real estate, staging is everything! The first impression your property makes on an interested buyer who walks into your home is absolutely crucial to the success of selling it quickly and for the highest price possible. This is exactly where home staging comes into play. We will optimize your property’s value with a complimentary “Buyers Perspective” walk through with a real estate staging expert. The consultant will provide a photo illustrated report for each area of your property (inside and outside).
The report will include a checklist for improvements for each individual area and specific ways to clean, declutter and depersonalize the property for maximum exposure. The consultant will utilize items already located in your home in order to show off your home’s best features (relocating items, staging, etc). The complete review and checklist will also include recommended repairs for the exterior along with tips to help improve the curb appeal of the property. A complete room-by-room report with photos and checklists will be emailed to each client. A meeting with our staging expert is also provided, upon request. Our goal is to make your property stand out from the crowd and to create an environment where buyers want to move in right away!
